PRECAST INDUSTRIAL BUILDING SYSTEM

A BOON FOR LOGISTICS AND WAREHOUSE SECTORS

VME’s IBS has been developed especially for the industrial warehouses and logistics park considering various factors. In our IBS, the entire structure from foundation to rafter level is made of precast concrete components as shown in the image below:

  • Shortage of skilled labour at site & the delays due to it
  • Inter-dependency of steel erection with that of the completion of civil works
  • Numerous connections involved in the pre-engineered steel building
  • Poor fire rating properties of the steel building
  • Maintenance of the rain water gutter areas
  • Periodic maintenance of the structure

Considering the above factors, our system has been designed in a manner that the entire building from foundation to rafter level is done using precast concrete, except the purlins and sheets for roof and cladding.

COMPONENTS USED IN IBS

COMPONENTS IN IBS

  • 1.Precast Concrete Pad Foundation
  • 2.Precast Column
  • 3.Precast Ground Beam
  • 4.Precast Jack beam
  • 5.Hollow Core Slab as wall for 3.6m from base
  • 6.Precast Concrete gutter beam
  • 7.Precast Concrete Rafter (Option 1) or Steel Rafter (Option 2)
  • 8.Cold Formed Purlin
  • 9.Cladding Sheet
  • 10.Roofing Sheet

ADVANTAGES

Highly Durable

High grade concrete and high grade of steels are used, thus increase the life span of the structure

Better Quality

The Components are manufactured in the factory under controlled condition. The components will be checked thoroughly before dispatching

Less maintenance

Less number of Joints, No need of periodic checking. No need of periodic painting.

Quick Installation

Many number of footings can be handled at a time. By using the HCS as cladding wall more areas can be easily covered

ADVANTAGES OF IBS OVER CONVENTIONAL

CONVENTIONAL FOOTING

  • Single footing handled at a time
  • Four to Five days required for a footing
  • Lot of labour will be required while working at depths
  • Construction time and labour cost will be More
  • In water logged areas, due to the time taken for completion of each pit, lot of time and money has to be spent on dewatering.
  • The columns which will be done in conventional system cannot be done beyond 2.4m
  • While bringing the column to the floor level, bolts have to be accurately fixed & then casted.

PRECAST PAD FOOTING

  • Multiple number of footing handled at a time
  • Only two days required for a footing
  • Very minimal labour is required
  • Construction time and labour cost will be reduced
  • As and when required the pits can be opened for a very short time and closed
  • Columns will be cast for the entire height
  • There is no need for bolts, as the columns will be directly connected to the footing
  •

STEEL COLUMN

Fire rating of steel columns are less. If it has to be increased, then the cost goes up for this requirement and protective coatings have to be done

Steel columns have to be painted and can get corroded easily, if they are not maintained properly

Many no of joints will be there in steel column junctions leads to periodic checking while the crane running on it

PRECAST CONCRETE COLUMN

Fire resistance of upto 2 hours can be got or it can be increased based on the client requirement

No need of maintenance like periodic painting

The dowels from the first column will be inserted to the second column and then grouting will be done, So No need of checking throughout the life span

STEEL COLUMN

When high capacity EOT cranes are running on the steel columns and crane runway girders – on the long run, it will start to have maintenance issues like ratting sound, because of many bolted connections.

PRECAST CONCRETE COLUMN

When EOT cranes are run on a precast column/crane girder, the vibrations and rattling are very less, thus increasing the life of the cranes and has low maintenance costs.

Easy to run cable trays and other MEP lines, by fixing anchor fasteners on the columns

PRECAST GUTTER BEAM

Concrete gutter cum tie beam is very effective. It is very easy to clean the gutters and a person can walk on this gutter to do the cleaning

FRP GUTTER BEAM

Walking is not possible

HOLLOW CORE WALL

  • These slabs can be stacked one above the other until the top of the building and there is no restriction to the heights
  • Span of these HCS walls can go upto 10m and there is no need of any supports in between, They will be tied to the columns
  • Necessary door / window / MEP openings can be given in the slabs
  • Installation is quick.
  • Building can be enveloped very quickly
  • The slab to slab connection is a tounge and groove arrangement and this will prevent entry of water along the horizontal joints
  • Vertical joints will be covered with a sealant and additional protection can be given using an ACP sheet only for the joints
  • High grade concrete and the hollow portion gives thermal insulation properties.
